What tools are used in a moisture inspection?
We use pin-type and pinless moisture meters along with FLIR thermal imaging cameras. Thermal imaging identifies temperature anomalies that indicate moisture, while meters confirm and quantify elevated moisture levels in specific materials.
Where is moisture most commonly found?
Common moisture locations include bathrooms (tile surrounds, under sinks, around toilets), kitchens, around windows and exterior doors, attics, crawl spaces, and basement walls. In coastal or humid climates, moisture is also common in exterior wall cavities.
Is a moisture inspection different from a mold inspection?
Yes, but they are related. A moisture inspection identifies where water is present or has intruded. A mold inspection uses air and surface sampling to confirm whether mold is actively growing. Moisture is the primary cause of mold, so we often recommend both together.
