Frequently Asked Questions

What types of specialty inspections does Noble offer?
Beyond standard home inspections, Noble offers: new construction phase inspections, 11-month warranty inspections, commercial property inspections, engineering evaluations (foundation, load-bearing walls, WPI-8), pool and spa, irrigation, stucco and EIFS, outbuilding inspections, and more.
What is a new construction phase inspection?
A phase inspection is performed during specific milestones in new home construction — typically pre-pour (foundation), pre-drywall (framing and mechanical rough-in), and final walkthrough. Each phase allows defects to be corrected while walls are still open.
What is an 11-month warranty inspection?
Most new home builders provide a 1-year warranty on labor and materials. An 11-month inspection is performed just before the warranty expires, identifying defects the builder must repair at no cost to you under warranty terms.
Can Noble inspect commercial properties?
Yes. Noble performs commercial property condition assessments (PCA) and pre-purchase inspections on small to mid-size commercial properties including retail, office, light industrial, and multi-family buildings.
Do you inspect manufactured or mobile homes?
Yes. We inspect manufactured and mobile homes following HUD and state standards. These inspections include additional focus on pier and tie-down systems, skirting, vapor barrier, and chassis condition not applicable to site-built homes.
