New Construction Phased Inspections

Catch builder defects at every stage — before they get buried behind drywall. Foundation, framing, and final walkthrough inspections for new builds.

The Three Phases

Inspections at Every Critical Milestone

Phase 1

Foundation / Pre-Pour

Before the concrete is poured, we verify that the foundation is set up correctly. This is your only chance to catch issues before they're literally set in stone.

  • Soil preparation & compaction
  • Rebar placement & spacing
  • Form alignment & dimensions
  • Plumbing rough-in below slab
  • Drainage & grading
Phase 2

Framing / Pre-Drywall

The most critical phase. Once drywall goes up, everything behind it becomes invisible. This is when we catch the majority of construction defects.

  • Structural framing & connections
  • Electrical wiring & panel
  • Plumbing supply & drain lines
  • HVAC ductwork & routing
  • Insulation & vapor barriers
  • Window & door flashing
Phase 3

Final Walkthrough

A complete home inspection before you close. We verify all systems are installed correctly, finishes meet quality standards, and the builder's punch list is truly complete.

  • Full systems inspection
  • Appliance function testing
  • Exterior grading & drainage
  • Cosmetic & finish quality
  • Garage door & opener
  • Final punch list review
Don't Trust the Builder Alone

Why New Homes Need Independent Inspections

Municipal code inspectors verify minimum code compliance — not quality of workmanship. They spend an average of 15 minutes per visit and inspect hundreds of homes per month. Our inspectors spend 2+ hours per phase, examining every detail a code inspector doesn't have time to review.

Common defects we find in new construction include missing flashing at windows and doors, improperly sloped plumbing drain lines, reversed HVAC supply and return ducts, gaps in insulation coverage, and structural framing connections that don't meet manufacturer specifications.

Catching these issues during construction costs the builder minutes to fix. Discovering them after you move in can cost you thousands — and a fight with the builder's warranty department.

Common Defects We Catch

Missing window & door flashing

Future water intrusion and mold

Improperly sloped drain lines

Slow drains and sewer backups

Reversed HVAC ductwork

Uneven heating/cooling, higher bills

Gaps in insulation

Energy loss, comfort issues

Incorrect framing connections

Structural integrity compromise

Missing fire blocking

Fire code violation, safety risk

Frequently Asked Questions

What is a new construction phased inspection?
A phased inspection is a series of inspections performed at key milestones during the construction of your new home. Rather than waiting until the final walkthrough to discover problems, we inspect at the foundation, framing/pre-drywall, and final stages — catching defects while they can still be corrected easily and before they get covered up by drywall and finishes.
How many phases are in a new construction inspection?
Noble offers three standard phases: (1) Foundation/pre-pour — verifying soil prep, rebar placement, and drainage before concrete is poured; (2) Framing/pre-drywall — inspecting structural framing, electrical, plumbing, HVAC rough-ins, and insulation before walls are closed; (3) Final — a complete home inspection before your closing walkthrough. You can book individual phases or all three.
How much do phased inspections cost?
Each phase inspection is priced individually. Contact us or check your local pricing page for exact rates. Most buyers find that booking all three phases together provides the best value and the most complete protection.
Why do I need an inspection on a brand new home?
New homes are built by humans and mistakes happen at every stage. Common issues we find include improperly installed flashing, missing insulation, reversed HVAC ducts, incorrect plumbing slopes, and structural framing defects. Municipal code inspections verify minimum code compliance — our inspections go further, evaluating quality of workmanship and identifying issues code inspectors miss.
When should I schedule each phase?
Schedule the foundation inspection after forms and rebar are set but before the concrete pour. Schedule pre-drywall after framing, electrical, plumbing, and HVAC rough-ins are complete but before insulation and drywall go up. Schedule the final inspection after the builder's punch list is complete but before your closing date.
Will the builder allow a third-party inspection?
Yes. You have the right to have your home inspected by a third party at any stage of construction. Reputable builders welcome independent inspections. If a builder resists, that itself is a red flag. We coordinate with builders and superintendents regularly across all our markets.
