How do you inspect a pool and spa?

Pool and spa inspections consist of a general walkthrough of the pool, review of the filtration and pumping systems, checking security gates, and assessing the pool decking. The inspector will assess all aspects of the pool visually and perform normal pool operations including exercising of valves.

What do you look for?

  • Overall condition of the pool
  • Decking and coping assessment
  • Pump and equipment inspection
  • Special water features such as waterfalls
  • Pool cleaning system evaluation
  • Pool lights and electrical safety

Can I fix it?

General pool conditions can often be fixed with maintenance, upkeep, and rehabilitation. Valving and pump equipment, when deficient, can be remedied with replacement pumps, piping, and valves. Pool and spa systems can be fairly complex in nature. Let Noble Property Inspections assess the condition of your pool and spa systems and simplify it for you.

What Pool and Spa Inspections Cover

A swimming pool or spa represents a significant investment — and a significant liability. Defective pool equipment, deteriorating surfaces, missing safety barriers, and non-compliant electrical connections are not just expensive to fix; they are safety hazards. Noble's pool and spa inspection evaluates the complete system, not just the visible surface.

  • Pool shell and surface condition — cracks, spalling, delamination
  • Equipment pad — pump, filter, heater, and automated controls
  • Electrical connections — GFCI protection, bonding, and panel condition
  • Safety barriers — fencing, gate latches, door alarms, and drain covers
  • Plumbing — visible supply and return lines, jets, and skimmers
  • Decking — trip hazards, drainage, and connection to pool coping

Pool and spa inspections are priced based on pool type and size. They can be combined with a full home inspection or performed as a standalone appointment. Our inspectors operate pool and spa equipment during the inspection to verify function — not just visual condition.

Frequently Asked Questions

What does a pool and spa inspection cover?
Our pool and spa inspection covers the shell and finish condition, coping and decking, plumbing (visible), filtration and circulation equipment, heater, pump, timers, lights, safety barriers and gates, drain covers (VGB compliance), and water chemistry.
Is a pool inspection included in a standard home inspection?
Pool and spa inspection is available as an add-on for $135. Given the cost of pool repairs — which can run into thousands of dollars — it is strongly recommended for any home with a pool or spa.
Do you check pool safety compliance?
Yes. We inspect safety barriers (fencing, gates, self-latching hardware), anti-entrapment drain covers (VGB Act compliance), and pool alarm systems where present.
Do you test the pool water chemistry?
We perform a basic water chemistry check including pH, chlorine, alkalinity, and cyanuric acid levels. This gives buyers a snapshot of current pool condition and maintenance.
What are the most common pool inspection findings?
Common findings include aging or delaminating plaster, cracked coping or decking, failing pool equipment (pump, filter, heater), missing or non-compliant drain covers, and inadequate safety fencing.
