Condo & Townhome Inspections

Focused inspections for condominiums and townhomes — covering every system inside your unit so you buy with confidence.

Tailored for Condo Buyers

Why Condos Need a Different Inspection

When you buy a condo, you own the interior unit — not the roof, exterior walls, or common areas. A standard home inspection would cover systems your HOA is responsible for, wasting time and money. Our condo inspection focuses exclusively on what you own and what affects your investment.

We evaluate every system inside the unit walls: HVAC, plumbing supply and drain lines, electrical panel and wiring, kitchen and laundry appliances, water heater, windows, doors, and interior finishes. If something is broken or nearing end of life, you'll know before closing.

For townhomes where you own the roof and exterior, we expand the scope to cover those additional structures — adjusted to match your specific ownership boundaries and HOA agreement.

Frequently Asked Questions

How is a condo inspection different from a home inspection?
A condo inspection focuses on the interior unit systems you own and are responsible for — HVAC, plumbing, electrical, appliances, windows, doors, walls, ceilings, and flooring. We do not inspect common areas, roofing, or building exteriors, as those are the HOA's responsibility. This keeps the scope (and cost) focused on what matters to you as a buyer.
How much does a condo inspection cost?
Condo inspections start at $345 in most markets. Pricing varies by unit size and location. View your city's specific pricing on our pricing page.
Do you inspect townhomes too?
Yes. Townhome inspections are similar to condo inspections but may also include the roof, exterior walls, and any private yard or garage structures depending on what the HOA covers versus what you own. We tailor the scope to your ownership boundaries.
Should I get a condo inspection if the building is new?
Absolutely. New construction condos can have defects in plumbing connections, HVAC installation, electrical wiring, and finish work. A pre-close inspection catches issues the builder should fix before you take ownership.
What about high-rise condos?
We inspect high-rise units regularly across our Florida and Texas markets. The inspection covers all interior systems, windows and seals, balcony doors, in-unit HVAC, water heater, electrical panel, plumbing fixtures, and appliances.
How long does a condo inspection take?
Most condo inspections take 1 to 2 hours depending on unit size. You receive your digital report the same day.
